charlie3755 Thanks! Been here since 1997 and it took about 8 years to transform it from the basic contractor landscaping, and we've been doing minor updates since. The waterfall was a lot of work but is our favorite part of the landscaping.

shawndl5 - nice front yard! I live in the burbs these days and miss having open space around, which is one reason I love to get out on the bike and ride the trails. charlie3755 - that's gorgeous! We are so ready to see the sun too. It's been probably 3 weeks of rain and with the snowmelt too, we are experiencing flooding here. Luckily, the emergency reservior is holding back the water from hitting Denver - 2nd time in 2 years, and before that, it'd never been required since it was built in the 50's! It took my wife a while to convince me to move out here, but I love it now! Our nearest neighbor is 1/2 mile away and we can't even see their roof during planting season!

Finally finished up my backyard project. Ready for the summer or sale of house - which ever comes first. BTW I live in the hood 5 miles east of downtown a Dallas From the back patio From bottom right corner From far left corner

I found a couple of shots of some of our garden, and rural views beyond (front and rear). Great pictures, all! Very nice Karl. All that space looks fabulous! Agreed - looks very spacious and serene! Mark, your's looks awesome too. Is that a hot tub or just a small soaking pool for cooling off in the summers? Either way, looks like an awesome backyard with the gazebo and grilling area too.

I cheated a little as I have new steps on order. Cooling off (with a drink in hand) its primary purpose. I went a little nuts with the videos, sorry. Just so pleased to have all the staining finished after all the rain we have had. Seems like it's taken bloody months to get to this point. I am Knackered!

Did you by chance use a product called Superdeck for the sealer? The color and finish of the redwood looks very familiar - just like my old hot tub.

The stuff is so dense it has taken me a lot of research and trial and error to come up with the correct stain. I used Armstrongs Mahogany, after extensive stripping, cleaning and brightening. The only way to get it down properly is to use a staining pad and work it into wood. Backbreaking work. 2 x coat not recommended but I completed a test section and it looks great. So mid June, I will have another run at it. House goes on the market June 08. Hopefully we sell it before I have to break out the equipment again.We are looking to scale down in size and shorten our commutes. Fingers crossed.

The only way to get it down properly is to use a staining pad and work it into wood. Backbreaking work. 2 x coat not recommended but I completed a test section and it looks great. So mid June, I will have another run at it. House goes on the market June 08. Hopefully we sell it before I have to break out the equipment again.We are looking to scale down in size and shorten our commutes. Fingers crossed. I hope you find something with similar tranquility in the yard. We love the relaxation we get in ours with the waterfall and it would be hard to go back to the standard grass/shrubs. It's obvious that you've put a ton of love into that space and I;m sure it will help the house sell quickly.

We have learned a lot in doing this. I am certain we will develop another outside living space. Only the next one will hopefully required less maintenance. There is 85 bushes, trees and shrubs we planted around the deck, over the years. They need some loving too!
